architecture Good architecture is the manifestation of a story. When we decide to take on a project, it is because we recognize the potential and we are confident that we can realize it within the parameters set by our clients. The final design must be timeless, meaningful and have a sense of greater purpose. As purists, we believe in Le Parti . Each of our projects has it and each of our clients can attest to its power. Even if they cannot articulate exactly what it is, they understand the unique experience it produces — and the positive impact it has on their own experience as well as their bottom line. interior design Our interior design team works in collaboration with the architecture team from the outset of the project. This fundamental integration delivers a level of cohesion and consistency that streamlines the process and deepens your experience of the space.

Building on the parti elucidated by our architecture team, the interior design team seamlessly layers features and functionality that feel both intentional and organic. As a result, the spaces we create have warmth and style.

To build a point of view, a framework, a perspective.

Because architecture can be much more than creating just a physical structure. Because design resolves unstructured problems, situations and perceptions that are always changing in time.

1.0/ OUR PASSION

our passion Through visioning processes and design thinking, we strive to bring this potential to every project we design. “le parti”, often referred to as the big idea, it is the chief organizing thought or decision behind an architect’s or an interior designer’s proposal presented in the form of a basic diagram, a model and / or a simple statement.

how we do it

Because we believe that “le parti” unfolds the potential of a project by manifesting beauty, giving structure to things that are hidden or not readily apparent, and constructing the heretofore intangible. Because we desire to build meaningful spaces, because we discover the unfolding of the particular qualities of a project with integrity and with a sense of a greater purpose.

With a personalized firm comes a tailored service. Our team only focuses on a handful of projects at any given time allowing Davignon Martin to specialize in the intimacy of the space and its details and one on one client attention.

Our projects are typically unique and embody the place and ownership of their patronage. The diversity and complexity of each of our hospitality or residential commissions are realized in a simple and elegant design solution. Each experience in turn ensures we are practiced, knowledgeable and offer comprehensive capabilities. We take on the right projects.

RICHARD DAVIGNON

PRINCIPAL. Architect, AAA, OAA, AIBC, SAA, MRAIC, EO M.Arch., B.Eng

Richard Davignon’s role as lead architect is more than a title, it is a vocation. Richard sees architecture in everything. Originally from Montreal, coming of age in an internationally recognized design hub sparked this passion and informed his creative design sensibilities long before he ever sat perched at a drafting table. His deep understanding and appreciation of architecture are both palpable and infectious. His ability to pull inspiration from the seemingly abstract is the same strength that makes him a skilled translator of architectural design. Not only do our clients understand our concepts, they are excited for what’s to come.

Richard’s projects reflect a purity and modernity that are also true of the Davignon Martin brand. He is a Registered Architect with membership in several provinces and his accreditation is recognized across North America.

The Kenten project consists of the refurbishment and redevelopment of an existing mixed-use property covering a whole block on the Bow riverfront, accross from Calgary’s commercial downtown core. It includes condominiums, townhomes, CRU’s and offices. The residential portion was built in the early 80’s as rental apartments and has a current unit count of 86. Our mandate is to redesign this iconic property referred to as “the most famous corner in Calgary” into luxury condominiums: this includes a zoning amendment obtaining bonus FAR and a slight height adjustment. The result will be 52 new ultra high-end units that are designed as true alternatives to a single family house. The property is the gateway to the traditional Kensington community and functions as a transition between the downtown core (with its tall structure on the south side) and the residential neighborhood (the north side is limited to four stories). The south elevation presents itself as an amazing opportunity: every floor offers unobstructed views of downtown, the Rocky Mountains and the Bow River. Our design provides every unit with operable glazing walls to allow the living spaces to expand onto large terraces and bath in the south light. Key Features Rebuilding tower from the existing podium up; 52 extra-large luxury condominiums; Metrics Design: Permitting in progress Construction: start early 2025 Total Construction Cost: CAD $65,000,000

2023-10 This inspiring developer was intent on providing the market with a housing solution in an architectural form not yet explored. Specifically, the developer requested special attention be placed on the area’s prototypical bungalow; a housing type that would accommodate the entire program of a “house” on a single storey. inspired by bungalow floor plans but reassembled into a series of town-house like towers cored to one structure. Analogous to modernist bungalows in the area, living, dining, and kitchen spaces formulate the project frontage while bedrooms are relegated to private courtyards. Each courtyard space is formed by the proximity of the adjacent tower. These exterior spaces serve to both unite and separate dwellings located within one floor plate. The courtyard space offers a protected and restful remote area to which the bedrooms can repose. Each unit at each tower is connected to a centre amenity space, a yard or a patio catwalk depending on the level of the unit and its position on the hillside. More than half the units are fashioned with a conventional bungalow entrance while still having access to a common space where the resident can use the elevator and connect to an underground parkade. Key Features Metrics

These desirable units are street oriented with side and front courtyards, while upper penthouse units are enhanced with roof terraces. In its essence the project’s concept was born from a clever developers initiative of creating a hybrid of the conventional single family bungalow stacked to create a mid-rise multi-family building.

2021-09

2021-09 Despite being new to the multi-residential development segment, our clients were savvy and had considerable experience with single-family construction. They requested a Feasibility Study from DMA on their proposed site to obtain hard data on the maximum possible buildable area, and maximum number of units allowed under the existing land-use designation and municipal bylaw. Ultimately, parking requirements restricted the design to 30-units (on a 100’ x 100’ lot) The client envisioned a design that was youthful, yet sophisticated. Studying the target Millennial demographic, we made suggestions on room configurations, types, and sizes. This work led us to create a mix of one- and two-bedroom units, but also to create a number of New York-style lofts which have proven highly popular in marketing efforts. One major coup for the client was our ability to negotiate a grey-water, cistern system that feeds the entire building. This feature was both LEED sensitive, and also highly cost effective as otherwise our clients would have been on the hook to bring City of Calgary utilities two full city blocks to feed the site. Key Features Metrics

Wood frame construction over four (4) storeys with a one-level parkade with 30 parking stalls on an effective 100’ x 100’ site; 30-units, inclusive of 6 courtyard stacked microloft units; With the best suites taking full advantage of the south light and park views, the building is designed to fit a sloped corner site, profiled to allow for a roof top amenity space with direct city views.

2018-22 Set in the prestigious established neighborhood of Scarboro in Calgary, the site, previously home to a synagogue, was rezoned for a four storey multifamily development. The site is the prow of the community and negotiates the transition between the fast paced energy of the 17th Avenue Beltline commercial corridor and that of the quiet estate residential neighborhood of Scarboro. With great sensitivity, the development is designed to bring quality of design to small homes that provide one and two bedroom units targeted at the missing middle market, while courtside Scarboro units are larger and available for a demographic wanting to downsize from their estate homes to larger three bedroom apartments. Four, two storey townhouses are also integrated into the park side of the development, allowing for a wide range of potential buyers. Surrounded by two parks and character estate homes, the project provides a transitional architectural character that is compatible with the traditional arts and crafts style familiar to the area while modernizing the unit plans and interior design.

2017-30 With an eye to the future infrastructure pedway and connection between Confederation Park and the University campus, our client desired a rentable community complex, urban and modern in design, to be built on a very restricted site and with unit adaptability. Originally zoned R-C2, the clients agreed to allow Davignon Martin to design a modern aesthetic (given their target market and the demographics of the community) while developing a systematic construction model that would function more like a tower than a low-rise construction. Davignon Martin amended the land-use to a Direct Control based on the higher density M-H2 zoning. The result was 52 - 2 bedroom flex units on 100’ frontage. Aesthetic innovation motivated structural and system efficiencies. Designed in a modular manner, one of the unique features is the ability to determine final room configurations based on market demand. Our design has “core” pieces that can be added to, or subtracted from, to create multiple room configurations from single bedroom to single bedroom plus den, to double bedroom.

Key Features

2017-18 Improved connectivity and knitting the urban fabric with the surrounding landscape to nest the community adjacent to Calgary Olympic Park is the guiding concept of this design. These improvements result in creating a better street articulation and anchoring the cell development with an urban green square. This multi-residential project will appeal to families and young professionals alike, given the high percentage of 3 bedroom 3-storey units, while also offering space for an elder population through a smaller 2-story housing type. The housing typology being generally wider then the typical townhouse is a unique factor of this community plan and provide better floor plans. With the northern Na’a Dr SW and southern natural landscape, our site offers the ability to connect to both the urban fabric via pedestrian friendly zones achieved through landscape and front doors along Na’a Dr and views to the natural area south of the site. A gradient is maintained across our site from the natural to the constructed through creative site grading and landscape placement. The sloping site grading planned for this development will create a terraced effect for the community offering spectacular views. The design uses site grades, landscaping and building types to achieve a welcoming pedestrian scale. Key Features Metrics

126 units in 25 blocks with 8 different unit types; Optimum market conditions to provide scarcity; Complex grading design with vistas and a transition from natural to constructed; Unique elevations while using repetitive building components.

2013-14 Adjacent to the Bear Mountain resort and golf community, The Lookout occupies a cascading hillside lot with a challenging topography. The double 6-storey towers are designed to waterfall over the hillside. This allows for a less dense streetside with townhouse units with front yards, complementing the single-family fabric of the hillside, while putting 75% of the apartment units on the hillside with forest and lake views. The 2 towers share open underground parking and infrastructure and are connected through a central “lookout” landscaped plaza with bicycle parking, benches and seating, to which both lobbies connect. The plaza further serves as an arrival “portecochere” area for the residents and guests. Each tower contains a fitness and wellness area as well as a community lounge, kitchen and roof terrace. Units vary from 2 bedrooms to 3 bedrooms and are strategically located on the elevation according to size and views to create a well balanced market offering.

Finally, the Lookout is carefully designed and detailed to modern west coast architecture sensibilities with warm materials, stone and ample fenestration.
